01 THE OPPORTUNITY
Ingram Micro had 2 office locations in Sofia and needed to make a change. Although they were in two adjacent office buildings, company’s policy required consolidation in one headquarters with enough space to also meet the expansion needs of the company.
02 THE SOLUTION
The strategy included an overview of the office market availability, including the two current buildings as consolidation alternatives. MHQ couldn’t provide the necessary space for the company, however ETC was able to accommodate the whole team of Ingram Micro.
Comparing the other relocation possibilities, ETC stood out as the most appropriate and logical choice. With this scenario, Forton negotiated on behalf of ETC as follows:
• A new lease term for the existing space
• Additional space to relocate the other office
• Unification of both in terms of lease agreement – rent period, prices, finishing works
03 THE RESULTS
With Forton as a consultant and agent, ETC successfully closed an office deal of 7 700 sqm with Ingram Micro and managed to keep the company as a tenant providing them the whole necessary space to relocate the other office and to expand. An interesting fact is that 5 600 sqm of the whole office are located on one floorplate, which is the biggest one-floor office in the market.
