Sofia is a favorable place for retail. The population of the 14th largest capital city in the EU enjoys rapidly rising incomes and a growing number of shopping venues.
At 1.3 million, the inhabitants of Bulgaria’s capital are a tad more than those of Dublin and just several thousand fewer than in Helsinki or Prague.
Nowadays, the city’s population is uncharacteristically positive, as evidenced by a consumer confidence at 23-year high. Satisfaction with personal finances, unemployment, and the state of the economy are amongst the factors causing optimism. Firstly, in the last five years wages (which are the highest in the country) jumped 82%, secondly, unemployment is firmly under 3%; and lastly, the city’s GDP per inhabitant, measured in purchasing power standard, exceeded 110% of the EU average for the first time ever.
Household spending has been a key pillar of economic growth in Bulgaria’s largest city. This is facilitated by over 1,500 stores across a wide variety of modern retail venues – shopping malls, retail parks and commercial streets. More specifically, the capital’s inhabitants shop at eight shopping malls with a combined GLA of 402,000 sqm and six retail parks with GLA of 118,000 sqm for a total saturation level of 405 sqm per 1,000 persons.
Importantly, while the number of shopping malls has been practically unchanged in the last ten years, after the end of the Covid-19 pandemic retail parks are on the ascendance: one new facility opened in 2023; two new facilities with a combined GLA of 44,000 sqm are in construction phase and set to open in 2025; one old facility is more than doubling its current lettable space of 29,000 sqm; and a further four facilities with total GLA of 78,000 sqm are in planning. These projects alone would increase the retail saturation of the city to 533 sqm per 1,000 inhabitants over the next couple of years.
To top it all, the vibrant commercial streets of the city, which link directly to its over two-millennia-old cultural heritage, further provide a broad mix of establishments for shopping, food and beverage services, socializing and sightseeing.
