Optimal Payments Secures Office in Prime Building



Optimal Payments is a leading payment company offering an alternative to banks and card schemes. The growing business and needs to serve clients from different time zones required the company to set up a new service center in Eastern Europe. Forton was appointed for property advisor and agent for securing office that meets the company’s requirements.

The Challenge

Optimal Payments had reviewed several countries as potential locations for its new service center. Among the shortlisted cities were Sofia, Bucharest and Kishinev. It was looking for new class A office space with potential to expand in future by leasing office space on stages. Besides, the requirement included full fit-out and furnishing.

The Solution

Forton provided tenant representation and project management services to assist the client with the office set-up while allowing Optimal Payments focus on the establishment of the company and hiring. Forton provided a detailed report on available buildings based on a range of search criteria agreed with the client, organized introductory site visits and advised on the shortlisting and the second round of visits and paper negotiations.
In the process of negotiations Forton managed to optimize the proposed terms and ensured the client receives turnkey premises by securing fit-out contribution by the landlord. In addition we ensured that the client is given the options to expand his office on stages.
In addition Forton was also requested to act as project manager for completion of the office fit-out. We were responsible for the office lay-out design, branding as well as design and procurement of furniture. Our team was also trusted with the regular monitoring of the fit-out delivery works covered by the landlord and the inspection at the office handover.

The Result

We helped our client secure a whole office floor in one of the top office buildings in Sofia as well as a right to lease additional space in line with the company’s growth plan. Optimal Payments successfully opened and fully utilized the space as of the first month of the occupancy. It also assigned Forton with the agency and project management services for the expansion.
