OnProcess Technology Fulfills All Important Office Requirements



OnProcess Technology provides service supply chain optimization to some of the world’s leading technology companies. A successful business development in Bulgaria required the company to open office in Sofia. The company requested a new class A office space providing open space environment, amenities and easy access by public transport. The proximity to a metro station was regarded as a strong advantage to attract staff. Availability of space for future expansion was also considered as an advantage from operational point of view.

The Challenge

Forton office space team was appointed for property advisor and agent of OnProcess Technology. At the beginning of the project we prepare a market research and availability report based on search criteria agreed with the client. Location of the office was one of the most essential criteria, followed by total occupancy cost, availability of space and technical characteristics of the premises. The client requested class A office space with modern HVAC system, raised floors, flexible open space and professional building management. 

The Solution

Initial site visits were organized to help the client select a short list of properties for paper negotiations. Four preferred properties were requested to submit detailed proposals. Our team aimed at achieving favorable leasing terms for a turnkey office allowing OnProcess to start operations within the agreed terms and with minimum capital expenditure. Based on the received proposals a financial model was devised to evaluate each of the options.  Following it a second round of negotiations was performed to optimize proposed lease terms. As a result a winning option was selected and final lease negotiations were held.
As part of the agreed terms the office fit-out was contributed by the landlord, while Forton was appointed as project manager.  Our in-house technical team was responsible for the office lay-out design, design of office marketing and branding as well as design and procurement of furniture. Our team was also responsible for regular monitoring of the fit-out delivery works covered by the landlord and the inspection at the office handover.

The Result

The office fit-out works were completed within the set schedule and the office was delivered to the company on the agreed handover date. The company achieved the desired rental terms including expansion options to meet company expectation for business growth in future.
