The project was completed in 2012 but the owner was dissatisfied with the overall results and building maintenance and looked for better solutions in the long run. The management structure needed resetting and the meantime the market positioning of the property needed to be improved. The final goal of these efforts was stronger net operating income based on higher occupancy and sustainable operational cost structure.
Forton took over the management and leasing of Viridian offices in November 2013 as with the aim to improve maintenance and leasing performance. In less than six months we have managed to develop a new property management concept for the building and to perfect communication channels with existing tenants.
Working as a team with the client we have succeeded in improving tenant relations, to implemented strong reporting lines, gave more transparency on maintenance activities, and optimized cost and collection. As a result we do not only comply with the building motto but we have managed to make it sustainable, just what it should be.
